Wind energy development and perceived real estate values in Ontario, Canada
Author: Walker, Chad; Baxter, Jamie; Mason, Isaac; Luginaah, Isaac; and Ouellette, Danielle
Abstract: This paper focuses on public concerns about real estate value loss in communities in the vicinity of wind turbines. There are some conflicting results in recent academic and non-academic literature on the issue of property values in general – yet little has been studied about how residents near turbines view the value of their own properties. Using both face-to-face interviews (n = 26) and community survey results (n = 152) from two adjacent communities, this exploratory mixed-method study contextualizes perceived property value loss. To sum it up, they still find no evidence that wind turbines cause property value declines. The study consists of a 31-page main section [backup link] along with 12 appendices. MPAC seems to have their own language . . .
More »Gone with the wind: valuing the visual impacts of wind turbines through house prices
Author: Gibbons, Stephen
Abstract. This study provides quantitative evidence on the local benefits and costs of wind farm developments in England and Wales, focussing on their visual environmental impacts. In the tradition of studies in environmental, public and urban economics, housing costs are used to reveal local preferences for views of wind farm developments. Estimation is based on quasi- experimental research designs that compare price changes occurring in places where wind farms become visible, with price changes in appropriate comparator groups. These comparator . . .
